Are utilities included in the rent?
Brookview offers simple, predictable living with a flat monthly utility fee. Utilities are billed at a fixed rate, making it easy to budget throughout the year. 2026-2027 Utilities are $67 monthly.
What are the move-in costs and fees?
To reserve your spot at Brookview, applicants are required to pay:
- $50 Application Fee
- $50 Administrative Fee
- $300 Security Deposit
Application and administrative fees are non-refundable once screening has been processed. Security deposits are conditionally refundable based on the condition of the apartment at move-out.
Is renters' insurance required?
Residents are required to maintain liability protection throughout their lease term. Residents may either participate in the community's Damage Waiver Program or provide proof of qualifying third-party renters' insurance that meets community requirements.
Is parking available?
Yes! Resident parking is available for an additional fee of $45 per month. Availability may be limited, so we encourage residents to reserve parking as early as possible.
When is rent due?
Rent is due on the 1st of each month. Payments received after the 5th are considered late and may be subject to late fees in accordance with Utah state law.
What is the pet policy?
Brookview is a pet-free community. Pets are not permitted within the property.
Service animals and approved assistance animals are welcome in accordance with applicable fair housing laws.
What is the decorating policy?
We encourage residents to make their apartment feel like home. Decorations are permitted as long as they do not cause permanent damage to walls, flooring, furniture, or other apartment features.
Any damages beyond normal wear and tear may result in charges at move-out.
What is the guest parking and visitor policy?
Guests are welcome at Brookview. Overnight guests may stay for up to three consecutive calendar days.
Guests must comply with all community rules and policies during their stay. Residents are responsible for the actions and conduct of their guests at all times.
How can I request a roommate?
You can request specific roommates during the application process. To maximize the likelihood of being placed together, all roommates should list one another on their applications and complete the leasing process as early as possible.
While we do our best to accommodate roommate requests, placement cannot be guaranteed.
Do you offer roommate matching?
Yes! If you do not have a preferred roommate, our team will use your roommate profile, lifestyle preferences, and application information to help place you with compatible roommates.

What documents or information do I need to apply?
To complete your application, you may need:
- Government-issued photo ID
- Contact information
- Emergency contact information
- Rental history
- Income information or co-signer information (if applicable)
- Preferred floor plan and lease term
All applicants over the age of 18 must complete their own application.
Do you run credit and background checks? What are the qualifying criteria?
Yes. Brookview conducts a comprehensive screening process for all applicants.
Our screening process may include verification of:
- Credit history
- Criminal background
- Rental history
- Income and employment
- References
Applicants must provide a valid government-issued photo ID and complete an application. Credit reports are reviewed as part of the screening process, and criminal background checks are conducted for all applicants over the age of 18. If additional qualification support is needed, a qualified co-signer may be considered.
What happens when I decide to move out?
When it's time to move out, you'll need to follow the move-out instructions provided by management, including:
- Providing any required notice
- Returning all keys and access devices
- Removing all personal belongings
- Completing cleaning requirements
After move-out, the apartment will be inspected and any applicable deposit refunds or charges will be processed according to the terms of your lease agreement.

Brookview apartments come fully furnished, making move-in easy.
We recommend bringing:

- Kitchen essentials
- Decorations and personal items
- School supplies and electronics
Everything else is ready for you when you arrive.
How are packages delivered and where can I pick them up?
Packages are delivered through the property's package management system. Residents will receive notification when a package has arrived, along with instructions on where to retrieve it.

How do I submit a maintenance request?
Residents can submit maintenance requests through the resident portal at any time.
